Much of it is clay-heavy, which holds water, compacts under foot traffic and mowers, and locks nutrients out of the root zone. Pockets of sandy, depleted soil drain too fast instead. That is why our programs start with the soil, and why aeration and pH correction matter more here than in many other regions.
Most lawns here do. Clay-heavy soil compacts easily under foot traffic, mowers, and heavy spring rain. Annual core aeration, ideally in early fall, relieves that compaction so water, air, and nutrients can reach the root zone. High-traffic yards or lawns with visible puddling sometimes benefit from a spring pass as well.
Yes, and we recommend it. Core aeration pulls plugs from the soil and opens thousands of small channels, which gives new seed the direct seed-to-soil contact it needs to germinate. Pairing the two in a single fall visit is the most effective way to thicken a thin or patchy New York lawn.
Cool-season blends. We match seed to your specific property, but most Westchester and Orange County lawns do best with a mix of turf-type tall fescue for drought and shade tolerance, perennial ryegrass for quick establishment, and Kentucky bluegrass for density and color. Shaded areas under mature trees get a fine-fescue-heavy blend instead.
The deer tick, also called the black-legged tick, the American dog tick, and the lone star tick. All three are found across both counties, and the deer tick stays active in cooler weather, which is why tick protection here runs from early spring into late fall.
Wooded edges, stone walls, leaf litter, tall grass, overgrown shrubs, and shaded lawn margins along fences. Ticks wait in these zones for a host to brush past. Barrier treatments focus on exactly these areas rather than the open lawn.
